Our Property Management services consist out of 5 modules:

Keyholding
We will be responsible for holding the keys of your property. To make them available for authorized persons only. We will manage the key safe and be responsible for handing out the keys to all your guests or tenants.
Periodic Inspections & reporting
For your piece of mind, regular visits will be made to your property to secure it. If properties are left empty in the winter many problems such as dampness or leakages can get out of control. The property will be aired, toilets flushed, taps run, etc and we will check if everything is in proper condition. We will also pay attention to issues that may need sorting out and provide feedback. The standard frequency for these visits is twice a month but these can be changed according to the client’s needs.
Mail collection
Your post box will be monitored and mail will be forwarded and followed up as necessary.
This is to prevent your letterbox from becoming full and preventing possible burglary.
Reporting defects & small repairs
We will inspect your property at all times and report any defects or damages to the owner. When possible, we will repair all kinds of malfunctions related to electricals, plumbing and others. For those cases where we can’t fix it ourselves we’ll contact 3rd parties and after approval of their quotation, we will always supervision this repairs at all times.
Content creation and management
During an intake interview, we discuss your personal goals and needs. We will also collect as much information as possible about your holiday home. From there we will build your ad page and ensure complete optimization of the content.
On basis of market research, we determine the rates together with you and examine how we can occupy a good competitive position in the current market in order to achieve maximum rental income.
Personal dashboard
By creating your own personal rental page on international booking sites, we create a transparent opportunity for you to have insight look into your bookings and / or the communication we maintain with all your guests.
By using social media as a marketing tool, we bring your home extra to the attention of possible national and international tenants.
In combination with the professional photo shoot and / or drone video, your home will distinguish itself from all others.
Communication with guest
With our amazing history of 4.9 star rating on AirBnb we will have many requests for your property. Our Property Managers will deal with all the guest requests and you as an owner have the possibility to read along and follow the process.
Administration
Your Property Manager will keep track of all the bookings, arrivals and all payments. NOTE: All the payments from tenants and holiday makers will be made directly into your bank account!
Check-in and check-out
We will always personally welcome your guests to the property, show them around and brief them the workings of the all equipment, security aspects and local amenities such as supermarkets, restaurants, garbage disposal location and others. We will answer all questions and let your guests know that we have a 24 x 7 Helpline for support or questions.
24/7 availability
With our 24 x 7 availability service WESTMARK offers a unique Service in ther Algarve when it comes to Holiday rentals. You and your guests can always count on support and help to resolve any unexpected issues. We are also the point of contact in any emergency.
The standard Meet & Greet price is based on Albufeira e Olhos de Água and Armação de Pera. All Meet and Greets outside that area come with an additional surplus, based on the location.
Inspections & repairs
Small defects or damage sometimes occur. Whether this is during your stay or a stay of a guest or will be reported out of the property visits. These are immediately reported to you as a customer and we will set out our lines to resolve this as quickly as possible.All minor repairs will be completed immediately. For larger repairs where we have to rely on 3rd parties, we will request quotations and submit them to you.
After approval of the quotation, we will supervise all major repairs and monitor that repairs are carried out as agreed on.
Professional domestic cleaning
Arriving at your property and immediately have to start with cleaning the place or completely lose your last holiday day on departure to leave everything tidy and clean again?
Westmark can provide all cleaning services for you and also your guests or family.
After check-out our team will make sure that each and every cleaning service is performed within our standards. Cleanings are performed right upon your or your guests’ departure to ensure that the house is safely closed and to check the contents for breakages.
Laundry Services
All your bed linen and towels are cleaned by a professional Laundry service. They do it with great care. We will take care collection and delivery to insure that you and your guests always can enjoy this fresh and clean linen and towels.
Clean & safe protocol
At Westmark we work in accordance with all guidelines of the Safe and Clean protocol drawn up by Airbnb. These guidelines are necessary to ensure that your property is cleaned in a correct way according to this guidelines and by local law, in the current market. Our employees clean more efficiently and safely guided by this protocol.
Garden & Pool maintenance
It is very important to keep the water in your pool at the correct water quality. It is necessary to perform regular balance checks and to add high quality chemicals and / or salt if necessary. Cleaning or maintenance of your installation is also important to monitor the lifespan of your equipment.
Just like the swimming pool, a poorly cared for garden is a terrible business card for your property and maintaining it yourself isn’t an option because you are not always there.
Westmark cooperate with reliable gardeners and maintenance companies who will keep this up-to-date for you, so that you and your guests can enjoy it all carefree.
