Our Property Management service consists out of 5 modules:

Keyholding
We will securely hold the keys to your property and ensure they are only made available to authorised individuals. We manage the key safe and take full responsibility for issuing keys to your guests or tenants.
Periodic Inspections & reporting
For your peace of mind, we carry out regular visits to your property to ensure it remains secure and well maintained. When homes are left unoccupied during the winter months, issues such as damp or leaks can quickly escalate if left unchecked.
During each visit, we air the property, flush toilets, run taps, and ensure everything is in proper working order. We also identify any issues that may require attention and provide you with clear feedback.
The standard frequency for these visits is twice a month, although this can be tailored to suit your individual needs.
Mail collection
Your post box will be regularly checked, with any mail forwarded or followed up as required. This helps prevent it from becoming overfilled, which could otherwise signal that the property is unoccupied and increase the risk of burglary.
Reporting defects & small repairs
We carry out ongoing inspections of your property and promptly report any defects or damage to you. Where possible, we will address minor issues ourselves, including those related to electrical and plumbing systems.
If a problem requires specialist attention, we will engage trusted third-party contractors. Once their quotation has been approved, we will oversee the work throughout to ensure it is completed to a high standard.
Content creation and management
During an initial consultation, we discuss your personal goals and requirements, while gathering detailed information about your holiday home. Based on this, we create your listing and ensure the content is fully optimised.
Using market research, we work with you to set competitive rental rates and position your property effectively within the current market, with the aim of maximising your rental income.
Personal dashboard
By creating your own personal rental page on international booking platforms, we provide full transparency, giving you clear insight into your bookings and the communication we maintain with your guests.
We also leverage social media as a powerful marketing tool, bringing your property to the attention of both national and international audiences.
Combined with a professional photo shoot and optional drone footage, your home will stand out and distinguish itself from the competition.
Communication with guest
With our outstanding 4.9-star rating on Airbnb, your property will benefit from strong demand and a high volume of enquiries. Our Property Managers handle all guest communication, while you, as the owner, have full visibility and can follow the process at any time.
Administration
Your Property Manager will oversee all bookings, arrivals, and payments. Please note that all payments from guests and holidaymakers are made directly into your bank account.
Check-in and check-out
We personally welcome your guests on arrival, show them around the property, and explain how everything works — from equipment and security features to local amenities such as supermarkets, restaurants, and waste disposal. We answer any questions and ensure your guests know they can rely on our 24/7 helpline for support at any time.
24/7 Availability
With our round-the-clock service, Westmark offers a truly dedicated level of support for holiday rentals in the Algarve. Both you and your guests can rely on us to assist with any unexpected issues, and we act as the primary point of contact in case of emergencies.
The standard Meet & Greet service is based in Albufeira, Olhos de Água, and Armação de Pêra. Locations outside these areas are subject to an additional fee, depending on distance.
Inspections & Repairs
Minor defects or damage can occasionally occur, whether during your stay, a guest’s stay, or identified during routine inspections. All issues are promptly reported to you, and we take swift action to resolve them.
Small repairs are carried out immediately where possible. For more extensive work requiring specialist contractors, we obtain quotations and submit them for your approval. Once approved, we oversee the repairs to ensure they are completed to the agreed standard.
Professional Cleaning
Arrive to a perfectly prepared home without the hassle of cleaning on arrival or departure. Westmark provides professional cleaning services for both you and your guests.
After each check-out, our team ensures the property is thoroughly cleaned to our high standards. Cleaning takes place immediately after departure to secure the property and check for any damages or missing items.
Laundry Services
All bed linen and towels are professionally cleaned with the utmost care. We manage the collection and delivery, ensuring a consistently fresh and high-quality experience for you and your guests.
Clean & Safe Protocol
Westmark operates in line with Airbnb’s Clean & Safe guidelines and all applicable local regulations. This ensures your property is cleaned efficiently, safely, and in accordance with current industry standards.
Maintaining the correct water quality in your pool is essential. Regular checks are carried out to balance the water and add high-quality chemicals or salt where needed. Routine maintenance also helps extend the lifespan of your equipment.
A well-maintained garden is equally important in presenting your property at its best. As you are not always on-site, Westmark works with trusted gardeners and maintenance professionals to keep everything in excellent condition — so you and your guests can enjoy the property without concern.
